Our Terms & Conditions

All our prices include breakfast. Extras such as packed lunches and bedroom picnics are priced separately.

Please note that we operate a minimum two-night booking policy at weekends between Easter and the end of October, however we may sometimes be able to take one-night bookings at short notice.

We regret that we are unable to take guests under the age of 16.

Deposits, Payments & Cancellations

A deposit equal to one night’s stay per room booked is required to guarantee a booking. 14 days’ notice of cancellation is required for a refund. If a cancellation occurs within 14 days of arrival, the deposit will not be refunded. Failing to show without cancelling will render you liable for the total amount of your booking.

Online booking with secure payment is available using the Book Now feature on our website. We are happy to accept debit cards, Visa, Mastercard or electronic transfer of funds for the deposit. Where possible we prefer payment by debit card.

We strongly advise that you take out travel insurance to cover you if you are concerned that you may need to cancel.

Arrival and Departure Times

Unless otherwise agreed, your room will be ready for your arrival between 4pm and 7pm. If you plan to arrive earlier or later than this, please let us know in advance so that we can make sure we are here to greet you. Please contact us if you are likely to be delayed due to traffic etc. Check-out time is by 10.30am on the day of departure, at which time the balance of your payment will be due.

Parking

We have space for guest cars on our drive and cars can be parked in the village hall car park next door if required. Guests staying in Redlake are able to park directly outside the room's private entrance.

Non-availability

We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would make every attempt to offer you alternative accommodation, however if this was not possible or unacceptable to you then we would refund all monies paid by you. Our liability would not extend beyond this refund.

Dogs

We are happy to welcome one well-behaved dog in our dog-friendly room, Redlake. Please ensure that you clear up after your dog in the garden and public areas – we have a dedicated ‘dog run’ and can provide bio-degradable waste bags and will let you know where to dispose of bagged waste. We are not able to allow dogs (except assistance dogs) into the dining room at breakfast if there are other guests staying.

Smoking

The School House is a non-smoking establishment both inside and outside the house.

Alcohol

We are not licensed to sell or serve alcohol but you are welcome to bring your own – we provide corkscrews, bottle openers and glasses in all rooms, as well as a silent mini-fridge to keep items cold.

Damage

Please report any damage or breakages to us as soon as possible. We don’t normally charge for minor breakages, however any damage or staining to bed linen, carpets, furniture or soft furnishings may be liable to a cleaning and/or repair charge. If damage and/or breakages cost in excess of £80 to rectify we may send you an invoice for payment.

Liability

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.
